Beneath Eleven Madison, a well-known Manhattan high-rise, sits an industrial-scale ice machine that each night freezes nearly half a million pounds of water into ice. This chilled reservoir isn’t just a novelty—it’s the backbone of a highly efficient system that helps the building stay cool during sweltering days without relying exclusively on traditional, power-hungry air conditioning units.

While millions of New Yorkers flip on their ACs each morning, Eleven Madison’s cooling system uses its overnight stash of ice to chill the air circulating through its offices and common spaces. It’s an elegant answer to a stubborn urban challenge: how to keep a massive building comfortable in the summer without exacerbating the city’s electricity demand during peak hours.

The Science Behind Ice-Based Cooling

The building’s system is one of about 4,000 installations worldwide that rely on Trane Technologies’ ice-based commercial HVAC technology. The principle is simple yet powerful: freeze water when electricity is cheapest and demand is lowest—typically overnight—and then tap that stored cooling power when daytime heat sets in and electricity rates surge.

During peak summer days, as much as 70% of New York City’s grid capacity can be devoted to air conditioning alone, according to industry estimates. By shifting the bulk of its cooling work to off-peak hours, Eleven Madison not only slashes its energy bills but also helps reduce stress on an already strained power grid.

“This can lower cooling costs by 40%—which is significant when you look at the trends,” explained Holly Paeper, president of Trane Technologies Americas. “Cooling costs are expected to be the highest Americans have seen in a decade. Solutions like these are game changers.”


Why Managing Peak Demand Matters

This innovative approach highlights a larger economic and environmental reality: electricity use spikes dramatically during business hours and hot afternoons. These peaks force utilities to keep backup power plants on standby—many of them fossil fuel-based—to meet sudden surges in demand. If demand were spread more evenly throughout the day, the need for these costly and polluting backups would shrink, making it far easier to rely on cleaner renewable sources like solar and wind, which generate energy in cycles that don’t always align with human schedules.

As Paeper emphasized, “There are six million commercial buildings in the US alone, and only a small fraction have installations like this. The more buildings that adopt these systems, the more balanced our energy consumption becomes.”

Scaling Up: Can Homes Do the Same?

While large-scale ice storage systems aren’t yet practical for individual homes, the concept is closely mirrored by modern residential heat pumps. These units, now gaining popularity across the United States and Europe, move heat instead of generating it, using less energy than traditional furnaces or AC units. By efficiently regulating indoor temperatures, they help homeowners cut costs and reduce peak-hour energy consumption, echoing the same principle behind Eleven Madison’s ice machine—store or shift energy use to when it’s cheapest and most sustainable.
